Whether you manage a residential block or run a professional office, the compliance landscape covers far more ground than a single certificate. Fire safety, electrical installations, water systems, asbestos, lifting equipment, workplace health and safety, each area carries its own documentation requirements, its own renewal cycle, and its own duty holder. The advice available is rarely independent

Most compliance guidance comes from people with a commercial interest in the outcome. A contractor who also carries out works has an incentive to find problems. A managing agent on a percentage fee benefits from higher expenditure. That conflict is structural, it is built into how the market operates. Independent advice, with no financial interest in what you spend, is genuinely rare.

Accountancies, legal firms, estate agents, and financial advisers. Small offices carry up to 15 simultaneous compliance obligations under the Health and Safety at Work Act and FSO 2005. Most are unaware of half of them. We cover fire, electrical, H&S policy, DSE, first aid, workplace facilities, and more.
